Here's what we cover:

We spend about an hour (groups of 1 to 3 people) or two hours (groups of 4 or more people) at our office going through our "Your First Home" Seminar.

We go through a home search with you online and explain what you are looking at.

We take you through several homes which fit the various criteria of those in the group. During our Tour of Homes we go over a few things that you should be looking at.

The list below is just a sampling of some of the areas we will cover.

Attic/crawlspace — As a general rule, if a home has less than 11 to 12 inches of insulation in the attic or crawlspace, it could probably use more. Use batt or blown insulation for best results. Check with a Home Depot or Lowe's expert to determine the proper R-value of insulation.

Water heater and hot water pipes — By swaddling a water heater with an insulation blanket kit or faced fibreglass insulation it will conserve heat and energy. Insulate hot water pipes with preformed foam pipe insulation sleeves if they pass through an unheated area or run under your home. Look for leaks, or cracks around the water heater.

Fireplace — Make sure the damper closes as tightly as possible when a fire is not burning to minimize heat loss. Ask about the last time the chimney was cleaned.
Draft-prone areas - Look at the homes' caulking, sealing and weatherstripping around all seams, cracks and openings. Pay special attention around windows and where siding or bricks and wood trim meet.

Ductwork — Look for cracks or air leaks in ductwork.

You gain a better understanding of where, what and why in order to make a better decision. Then you wait until your perfect house comes on the market.
